City Developments (CDL) led the bidding war with an offer of $336.068 million, translating to a land rate of $626 psf per plot ratio. Not far behind, the Sim Lian Group’s proposal stood at $625 psf ppr, a marginal difference of 0.17% from CDL’s bid.

Contrasting the bids, Lumina Grand EC land rate is notably lesser than the $662 psf ppr fetched by the Bukit Batok West Avenue 8 EC site in March 2022, won by the collaboration of Qingjian Realty and Santarli Construction.
